What Home Insurance Does Not Cover: Common Gaps and Exclusions
This content is for general information only and is not legal, financial or insurance advice. Coverage, rules and prices vary by state and insurer. Always confirm details with a licensed agent or your policy documents.
Many homeowners assume their policy covers anything that goes wrong. In reality, standard policies list specific exclusions. Learning them before you file a claim can save you from an expensive surprise.
Flood damage
Standard homeowners policies generally do not cover flooding from rising water, storm surge or overflowing rivers. Flood coverage is typically purchased separately, through the National Flood Insurance Program or a private insurer. There is often a waiting period, so do not wait for a forecast.
Earthquakes and earth movement
Earthquake damage and related land movement are normally excluded. Homeowners in seismic areas can add an endorsement or buy a separate policy.
Wear and tear, and poor maintenance
Insurance responds to sudden, accidental events. Gradual deterioration such as an aging roof, rust, or slow leaks you did not fix is generally not covered. Regular maintenance protects both your home and your claim.
Pests
Termites, rodents and other infestations are usually considered a maintenance issue and excluded.
Sewer and drain backup
Water backing up through sewers or drains often requires an optional endorsement. It can be inexpensive compared to the cost of cleanup.
High-value items
Jewelry, art, collectibles and firearms may have low sub-limits. Ask about scheduling them individually.
Business activities
If you run a business from home, business equipment and liability may be limited or excluded. A home-based business endorsement or separate policy might be needed.
How to close the gaps
- Read the exclusions section of your policy.
- Ask your agent which endorsements are relevant to your region and home.
- Document your belongings with photos or video.
- Keep up with roof, plumbing and electrical maintenance.
